A room addition could be the solution to your space problems. Less than a full-blown addition, more than restoring existing space, bedroom additions meet the needs of many homeowners, both in terms of space and cost.

Experienced contractor Larry Mock, owner of Cascade Custom Remodel & Construction of Portland Oregon, offers tips for building a bonus room. Mock has four decades of experience in the construction industry.

Even contractors want you to get 2 or 3 other offers

As far-fetched as it may sound, most contractors don’t want you to hire them for this crazy company if you’re not 100% sure. If you jump on the first contractor that crosses your path, you may have the chills later. Contractors don’t want to be the first to choose; instead, they want to be the chosen result after all your careful research.

Too many offers can be too much

Requesting more than 5 or 6 bids is a waste of time – your time and that of the contractors. The fake tips:

Bidding is a slow and expensive process. Don’t waste contractor’s time asking 6, 7 or 8 contractors to do the same job. In a simple bathroom, i personally spend 4 to 6 hours, the other subs, another 8 to 12 hours … At $ 50 per hour, which is low at any level for what we do, that represents $ 600 to $ 900 on time. Personally, i will not bid against more than two others and many times i will not bid.

Beware of those really low offers

When you get too low a bid, this can be an indication of a problem. It may not necessarily indicate a scam operation. It may simply mean that the contractor does not fully understand what you want and is bidding based on a narrow idea of your vision. Mock recommends:

Exhaust all other options first

Room additions aren’t your first choice; they are your last option.

Due to the price and complexity of creating an additional room, you should exhaust all possible solutions to your space and living problems, before undertaking this project.

  • Throw: There is a structure about 12 feet long by 8 feet wide that is much cheaper than any other room you can build. This structure is called a roll off container, or garbage container. Fill that with unnecessary household detritus before even considering adding a room.
  • Rearrange, Organize: Closet organization systems work wonders for cluttered rooms.
  • Must be able to work with the contractor

With the addition of a room, getting the right contractor is essential.

Your relationship with this contractor depends on how well your personalities bond. But don’t expect to become a great friend during this project; this is primarily a business relationship.
